Terms of Service

These are the terms Clean Best cleaning services run under in Smithfield NSW 2164. They are written plainly and they are short, because a page of terms nobody can read is not a protection — it is a hiding place.

Who you are dealing with

Clean Best is the trading name of CLEAN BEST GROUP PTY LTD, ABN 84 700 040 553, of 54 Columbia Rd, Seven Hills NSW 2147. These terms apply to cleaning services Clean Best provides in Smithfield, NSW 2164, and to the use of this website.

Quotes and pricing

Clean Best does not publish a rate card. Every commercial and industrial job in Smithfield is quoted after a free walkthrough of the premises, and the price is confirmed in writing before any work begins. A quote is valid for thirty days unless it says otherwise.

The written quote is the scope. If something is not in it, it is not included — and if you want it included, say so and we will re-quote rather than absorb it silently and then quietly stop doing it. Work outside the agreed scope is quoted separately before it is performed, not added to an invoice afterwards.

Where a job requires restorative work that a maintenance schedule cannot deliver — a degraded concrete slab, a toilet block needing descaling, carpet that needs extraction — it is itemised on its own line rather than folded into an ongoing figure.

The agreement is rolling

Commercial and industrial cleaning in Smithfield runs on a rolling agreement with thirty days notice on either side. There is no lock-in term. You can change frequency, add or drop an area, or pause the schedule over a shutdown, and the scope is amended in writing and the price moves with it.

Residential clients can change or stop a schedule with reasonable notice, and Clean Best will not make that difficult.

Access and security

You are responsible for giving Clean Best safe and lawful access to the premises at the agreed times. Before the first shift, the access procedure is documented — door, key, key safe, alarm code and sequence, roller-door procedure, induction and traffic rules — and each cleaner is inducted on it individually.

Keys, cards and codes are held only by the cleaner assigned to your site and their named supervisor, and are returned and reissued whenever either changes. If the agreement ends, everything is returned before the final invoice is issued.

Your obligations on site

Tell us about hazards before we meet them: chemicals stored on the floor, machinery that must not be touched, an area under a permit, a pet that is anxious with strangers, a resident with an allergy or an asthma trigger. On an industrial site, tell us which of your boundaries adjoin residential streets, so noisy plant can be planned away from them.

Clean Best cleaners do not handle sharps, clinical waste, cytotoxic waste, or hazardous material requiring a licence. They do not move personal belongings or paperwork. Where a surface or object must not be touched — a sacred item in a place of worship, a piece of clinical equipment, an antique fitting — put it on the do-not-touch list at the walkthrough and it will be honoured.

Payment

Invoices are issued on the terms set out in your written quote and are payable by the date stated on the invoice. Where an account falls significantly overdue, Clean Best may suspend the service after telling you first, rather than simply not turning up one morning.

If something goes wrong

Ring the named supervisor whose mobile number is on your scope document. Clean Best audits every site monthly against the written scope, and if the standard has slipped we will put it right.

On end of lease and make-good work, Clean Best offers no bond-back guarantee, because a bond can be withheld for damage, arrears or a missing item that no cleaner controls. What Clean Best does guarantee is its own work: if an agent, landlord or incoming tenant marks down the cleaning itself, we return and re-clean that item free of charge within your inspection window.

Liability

Clean Best carries $20m public liability cover and workers compensation, and supplies certificates of currency before the first shift. If Clean Best damages your property through its own negligence, tell us as soon as you find it and we will deal with it.

Clean Best is not liable for pre-existing damage, for wear that cleaning cannot reverse — an abraded carpet pile, a slab whose concrete is permanently marked, grout that has failed — or for a result made impossible by something we were not told about. Nothing in these terms limits any right you have under the Australian Consumer Law that cannot lawfully be limited.
